Property management in Raglan

Raglan is about 45 minutes west of Hamilton over the hill on State Highway 23 - a small coastal town with a rental market that behaves very differently from the city's. I manage permanent residential tenancies here with the same terms as in Hamilton: no tenant-find fee, no percentage on repairs, and free three-monthly inspections.

Renting in Raglan

Raglan's defining feature as a rental market is scarcity. A large share of the housing stock is holiday homes and short-stay accommodation, which means the pool of permanent rentals is small relative to the number of people who want to live here year-round - locals, hospitality and trades workers, and a steady flow of people relocating from the cities. Good permanent rentals let quickly. The constraint is supply, not demand.

That creates a real decision for owners, and it is worth making with eyes open rather than by default. Short-stay letting can gross more over a summer; a permanent tenancy earns less per night but every night, with no cleaning, no turnover, no seasonal gap and far less of your own time. It also comes under the Residential Tenancies Act, with the protections and obligations that brings. I manage the permanent tenancy side. If short-stay is genuinely the better answer for your property, I will say so.

The coastal setting also changes the maintenance profile. Salt air is hard on joinery, fixings, roofing and anything steel, and moisture management matters more than it does inland - which makes the Healthy Homes ventilation and moisture standards less of a paperwork exercise and more of a genuine condition issue. Three-monthly inspections with photographs earn their keep here, because deterioration on the coast is gradual and easy to miss until it is expensive.

What management in Raglan covers

Raglan is in the Waikato District, the same council area as Ngaruawahia and Huntly.

Being straight about distance

Raglan is the furthest town I manage in, and it would be easy to promise more than is deliverable. Here is the honest version: three-monthly inspections, viewings and a trip to meet a tradesperson when the property needs a decision on site are all part of the service and are genuinely done. What I will not claim is that I am ten minutes away. Where something needs an immediate physical response, it is handled through trades who are local to the town, and you hear about it the same day either way.

If that is the arrangement you want, get in touch. If your property needs someone living in the town, I will tell you that too.

Raglan property management - frequently asked questions

Do you manage holiday or short-stay properties in Raglan?

No. This is permanent residential tenancy management under the Residential Tenancies Act. If short-stay is the better fit for your property, I will say so rather than take on something I am not set up to do well.

Is rent higher in Raglan than in Hamilton?

For comparable homes it often is, because permanent rental supply is tight. But it varies a lot by property and it is not a rule you can price off - the appraisal uses Raglan comparables, not a coastal premium applied to a Hamilton figure.

How do you handle maintenance 45 minutes away?

Through trades who are local to Raglan or who cover the run from Hamilton, with quotes, invoices and completion photos filed in your owner portal. There is no percentage added to their invoices.

Does the sea air really matter for compliance?

It matters for condition, which feeds into compliance. Moisture, ventilation and draught stopping are the Healthy Homes standards most affected on the coast, and exterior joinery and fixings deteriorate faster than they do inland.

What you will not be charged for

Property management fees are rarely just the headline percentage. The extras are where the real cost sits - so here is the short list of the ones Tracie does not charge.

  • No tenant-find feeMost agencies charge at least a week’s rent to place a tenant. Tracie handles the marketing, viewings, reference checks and vetting herself and charges nothing for it.
  • No percentage on repairsNo manager’s clip added on top of a trade invoice. You pay the trade, and the coordination is part of management.
  • Free three-monthly inspectionsRoutine inspections are included, with photos and an action list after each visit. Extra inspections are free when circumstances call for one.
  • A free appraisal and written proposalThe rental appraisal costs nothing and comes with a written management proposal showing exactly what management costs and what it includes.
